Loan Modification Application
Important Notes:
1) There is no charge to submit your Application to GPS. Please note, GPS tends to follow HUD eligibility
guidelines (as noted on the FAQs page), thus we focus negotiating loan mods for the PRIMARY mortgage.
We DO negotiate loan mods for owner-occupied and non-owner-occupied (rental) homes.
Please submit a
SEPARATE Application for EACH mortgage you want modified.
It looks like a long application, but the
application includes helpful notes to assist you along. In reality, if you have your loan info handy, it should
take no more than 5-10 minutes.

(Remember, the more "terms" you try to change, the less likely your loan mod will be approved. GPS will attempt
negotiations to help you secure a loan mod that works for you, however it's unlikely to go from a 14% interest to a 6% rate.
And the same goes for requesting a $3500 payment be reduced to $1500 - that's just not realistic. Often interest rates can
be reduced to the CURRENT int rate PLUS 1.5%, but some investors MAY allow even lower rates.

*Worst Case Scenario?
>What is the MAXIMUM Monthly Payment you can afford?
(Again, GPS will TRY to get a loan mod for the terms you desire, but if your lender won't approved your
"desired" terms, we still need to know what you can afford to be able to help you save your home.
*Important: While there is no guarantee, most
federally-backed loans will allow that most or all of
your past due principal, interest, & escrow items to be
capitalized (added into) the mortgage balance.
However, foreclosure costs, late fees, and other
admin expenses may not be capitalized -- so you
may need to be able pay them to become current.
With this in mind,
what is the max amount you
can "contribute" IMMEDIATELY in order to
help the loan modification be approved.

(If you can't contribute enough, will you consider a
separate short-term payment plan to pay these fees?)
*Another Option?  If your lender will not
approve a permanent change to a Fixed Rate
Loan with a payment that works for you,
would
you consider a loan mod with a 3-7
year FIXED rate and a payment you
could afford?

(The benefit is you could avoid Foreclosure
and get a workable payment now. The key is
that you would still need to refi later when the
Fixed Terms ends, but hopefully your hardship
& the market will allow for you to take
advantage of this option at that time).
